Common challenges in new home construction as it relates to the landscape

Building or purchasing a new home is an exciting experience and comes with many key advantages for home owners. There are however, a few common challenges for people to be aware of as it relates to the overall functionality of their property.


  • One of the key common challenges I see and talk about with people is drainage. There are important drainage patterns that are designed into new subdivisions that need to be maintained to ensure overall drainage functionality for the larger subdivision. Disrupting those drainage patterns can cause issues for your own property but also neighboring property parcels.


  • Another key challenge I see and talk about with clients is managing sun/shade exposure on a given site. New homes in new subdivisions do not come with any sort of tree planting in the rear lot areas and so planning how the rear yard space will function is very important to figure out how sun/shade can be managed.


  • Residential homes in new subdivisions are getting tighter and tighter in terms of overall land area which can introduce important challenges such as noise transmission, privacy, views. Being aware of these can help inform the planning and design process for your space and help create a site that functions properly over time.
